Balham
Plasterers in Balham
Victorian terrace either side of the high road, most of it split into flats.
The housing between the commons
Balham is late Victorian terrace almost throughout, built out along the railway and the high road in the 1880s and 1890s. Solid brick walls, lath and plaster ceilings and cornice in the front rooms of anything that has not been stripped.
A large share has been divided into flats, which is what most of the work here comes from: junctions where a new partition meets an old wall, cornice that stops dead at a stud, and ceilings patched after a bathroom went in above.
Side returns and loft rooms
The side return extension is close to standard on these streets, and it leaves plastering at both ends: new blockwork and stud to board and skim inside, and a junction with the original wall that has to read flat across the join.
Loft conversions are just as common and bring sloping ceilings, dormer cheeks and angles that are neither square nor plumb. Board work on a slope is unforgiving because any dip shows along the whole length of the room.
Wandsworth rules and getting in
Wandsworth controls parking across Balham and the terraced streets fill early. Where a delivery or a skip is needed a bay gets suspended in advance rather than on the morning, and the cost sits in the estimate.
In a converted house the common parts get sheeted for the length of the job and the hours follow whatever the lease or the other residents expect.
