Fulham is street after street of late Victorian two storey terrace, built quickly and to a pattern, with solid brick walls and lath and plaster to the ceilings. The houses are consistent enough that the same few problems come up again and again: cracked ceilings, blown plaster on external walls, and chimney breasts taken out with the making good left half done.
Because the layouts repeat, so does the work. Skimming a whole ground floor after a layout change, boarding and skimming a loft room, and repairing the ceiling under a bathroom that has leaked are all routine here.
Side returns and rear extensions
The side return extension is close to standard in SW6, and it generates plastering at both ends of the job. Internally there is new blockwork and stud to board and skim, and a junction where new work meets the original wall that has to be flat across the join.
Externally there is usually a rear elevation and a flank wall to render once the builders are off site. That work wants scaffold and it wants the wall prepared properly first, because new blockwork and hundred year old brick do not move at the same rate.
Parking, permits and access
Hammersmith and Fulham operates permit controlled parking across most of the borough, and the terraced streets have no off street space to speak of. A bay suspension is often the only way to get materials in, and it needs arranging in advance rather than on the morning.
Access to the rear is usually through the house, which means sheeting a route from the front door to the back and keeping it covered for the length of the job. Where a neighbour's permission is needed for scaffold over a boundary, that conversation happens before the date is agreed.
