Battersea has an unusually clean split. The streets between the commons and the river are Victorian terrace, mostly converted into flats, with solid walls and original ceilings. Along the river there is a large stock of recent apartments, built dry with stud partitions and taped joints throughout.
The older stock brings repair work: cracked ceilings, blown plaster and making good after conversions. The newer stock brings dry lining, because altering anything in a modern flat means framing, boarding and matching an existing taped finish rather than plastering.
Converted flats and what they hide
A Victorian house split into two or three flats has had walls added, services run and ceilings interfered with, usually more than once. The plasterwork records all of it. New partitions meeting old walls, a cornice that stops abruptly, and ceilings patched where a bathroom went in above.
Work in a conversion is therefore as much about the junctions as the flat areas. Getting a new partition to die into an old wall without a visible line, and getting a patched ceiling to read as one surface, is where the time goes.
Neighbours, floors and noise
In a converted flat there is somebody directly below the floor being worked on and somebody through every wall. Hacking off and overboarding are both loud, and they get done in the middle of the day rather than at either end of it.
Wandsworth sets permitted hours for noisy works, and most leases in converted houses are stricter still. It is worth checking yours before the job is booked, because it decides how many days the work takes as much as the size of the room does.
