Kensington runs from substantial stucco terraces and detached villas through to red brick mansion blocks, and the two need different things. The houses have the tall reception rooms, deep cornice and original lath and plaster ceilings. The mansion flats tend to have solid masonry party walls, generous proportions and a century of alterations inside them.

In both, the common jobs are repair and refinishing rather than new work: ceilings that have started to drop, cornice interrupted by a moved wall, and rooms that need skimming flat after decades of patching.

Ceilings worth taking seriously

A high Victorian ceiling in a Kensington reception room is a long span of lath and plaster with a lot of weight in it. When the nibs above the laths start to fail it bows gradually, and because it is so far from eye level it can be well advanced before anyone notices.

Where a ceiling is sound it can be repaired and skimmed in place. Where it is moving, overboarding and skimming underneath is usually better, and the board goes up to the cornice rather than through it so the original run is kept.
