Pimlico
Plasterers in Pimlico
Stucco terraces and garden squares, most of them listed and most of them flats.
Grid planned stucco terrace
Pimlico is unusually consistent: a planned grid of mid nineteenth century stucco fronted terrace around garden squares, built to a pattern and largely intact. Inside, that means tall rooms on the lower floors, solid walls, lath and plaster ceilings, and cornice that is original far more often than not.
Most of these houses are now flats, so a job is usually one floor of a larger building rather than a whole house. The room heights change as you go up, and so does the cornice, which matters when a run has to be matched.
Listed buildings and what that rules out
A great deal of Pimlico is listed and effectively all of it sits within Westminster's conservation areas. Listing covers the inside as well as the outside, which means original cornice, ceilings and mouldings are not things to remove and replace with something similar.
In practice that pushes the work towards repair. Matching a profile and running a new section into an existing one, overboarding a failing ceiling up to the cornice rather than through it, and leaving alone what is sound. Where consent looks necessary, that gets said before anything starts.
Access in central London
There is no off street parking and the area sits inside the congestion charge zone. Materials arrive in planned drops, bays get suspended in advance where one is needed, and waste is taken away rather than left at the kerb.
Because the houses are almost all divided, the shared staircase is the route in and out for everything. It gets protected, and it gets cleaned at the end of each day rather than at the end of the job.
